(1) Location & Access
- Shinbashi / Nishi-Shinbashi is the area between JR Shinbashi Station and the Toranomon area.
- Multiple subway lines run through the area both north and south and east and west, providing for convenient transport. The subway lines connect with the JR Lines at Shinbashi Station.
(2) Overview
This area has few symbolic buildings or large-scale buildings with a total floor space exceeding 30,000 m2 and has a multitude of small to medium-sized buildings. Many buildings were built here during the "bubble economy" period (1987 to 1991), but renovation and reconstruction projects of buildings in the area have either failed to materialize or have slowed down, while large-scale development projects in the surrounding areas have move forward. Land transactions in the area are more common of late and new office buildings and business hotels are being constructed on plots of land that were not being fully utilized or were lying idle. The development of the adjacent Shiodome district is also having a positive ripple effect.
Rent figures are reasonable for such a conveniently-located area, enabling relatively small businesses to rent offices - the total number of offices in the area is extremely high. Many of the shops are near Shinbashi Station, the majority being restaurants. Fewer shops can be found on the south side.
Meanwhile, a number of large buildings have been constructed since around 2003 on the huge 310,000 m2 site overlooking the sea in the Shiodome district, which is adjacent to the old town across from Shinbashi Station. It is forming one of the newest business centers in Tokyo. Shiodome City Center, a major development in the area, is owned by the Government of Singapore Investment Corporation (GIC) and houses the headquarters of FUJITSU. The development of eleven blocks on the site is nearing its final stages and the daytime and residential populations of the site are expected to be 60,000 and 6,000, respectively, after completion.
