(1) Location & Access
- There is a large-scale office building area around the East Exit of JR Shinagawa Station. Tennozu, another large-scale office building district, is located on its southern side.
- Shinagawa Station is now a Shinkansen (bullet train) stop, providing easier access to major regional cities such as Nagoya and Osaka. Both Shinagawa and Tennozu are close to Haneda Airport, offering convenient access to Japan's other regional cities.
(2) Overview
The Shinagawa/Tennozu area is a new office area, created by large-scale development started in 1990. Shinagawa Intercity and Shinagawa Grand Commons, a group of skyscrapers adjacent to the Shinagawa Station on the shore side, were constructed on the former site of a freight railway yard between the late 1990s and early 2000s. Meanwhile, Tennozu Isle, where JAPAN AIRLINES and CITIBANK have set up offices, is mainly an old site for warehouses on an artificial island redeveloped in the 1980s. Multiple buildings with total floor spaces exceeding 40,000 m2 line the area. Now that the bullet train stops at the JR Shinagawa Station, which underwent refurbishment and new commercial facilities were opened inside the station building, the area around the East Exit of Shinagawa Station has grown into a significant business district.
Rent figures are somewhat lower than the central city areas. With the buildings being relatively new, making it easier to rent large batches of floor space, this area is often targeted by large-scale tenants searching for a new corporate home.
